Avneet Sidhu joined Lounsbery Ferguson Altona & Peak in May of 2008 and advises both private and public clients on matters involving real property acquisition, sale, environmental compliance, entitlement, and development.
In the private, Avneet advises clients on complying with the required environmental review under CEQA, including obtaining exemptions or preparing a mitigated negative declaration. She assists with processing the necessary entitlements, including General Plan amendments, zoning and conditional use permits, for residential, commercial and industrial projects.
Avneet also assists with all stages of real property transactions, including negotiating Purchase and Sale Agreements, reviewing title exemptions and drafting any necessary easements, shared use agreements or Irrevocable Offers to Dedicate.
In the public sector, as Deputy City Counsel for the City of San Marcos, Avneet advises staff on CEQA compliance and land use and development issues and provides legal counsel for the Planning Commission. In addition to attending Planning Commission hearings, she advises the Commission on policy and procedures, e.g., conflicts of interest, and compliance with the Brown Act. She also advises municipalities on election law matters.
Avneet attended the University of Alberta where she earned a bachelor’s degree in psychology, earned her law degree from the University of British Columbia and a master’s degree in Legal Psychology from Simon Fraser University.
Avneet served as a reviewer for the 2016 and 2018 editions of the California Municipal Law Handbook. Avneet was an Adjunct Professor at Thomas Jefferson School of Law where she taught advanced legal writing to first year students and is currently a Lecturer in the Department of Finance in the Fowler College of Business at San Diego State University where she teaches business law.
Avneet is an active member of the State Bar of California and is admitted to practice before the United States District Court for the Southern and Central Districts of California. She is an executive member of the Environmental and Land Use Section, and a member of the Real Estate and Business Law Sections of the San Diego County Bar Association. Avneet also serves on the board for the South Asian Bar Association of San Diego.
To facilitate her real estate practice, Avneet obtained a California Real Estate Broker’s License in 2018. Avneet is also a non-practicing member of the Law Society of British Columbia, Canada.
