Avneet Sidhu advises both private and public clients on matters involving real property acquisition, sale, environmental compliance, land use entitlement, and development.
In the private sector, Ms. Sidhu advises clients on obtaining approval for residential, commercial, and industrial projects. She assists with processing the necessary entitlements, including General Plan amendments, zoning and conditional use permits, and complying with required environmental review. Her work under the California Environmental Quality Act (CEQA) includes qualification for exemptions and preparing mitigated negative declarations.
Ms. Sidhu also assists with all aspects of real property transactions, such as negotiating Purchase and Sale Agreements, reviewing title exemptions, and drafting easements, shared use agreements and Irrevocable Offers to Dedicate.
In the public sector, serving as a Deputy City Attorney for the City of San Marcos, Ms. Sidhu provides legal counsel for the Planning Commission. In addition to attending Planning Commission hearings, she advises the Commission on policy and procedures, e.g., conflicts of interest and compliance with the Brown Act. She also advises public entities on land use and election law matters.
Ms. Sidhu attended the University of Alberta where she earned a Bachelor’s degree in psychology in 1992. In 2002 she earned her law degree from the University of British Columbia and in 2005 she earned her Master’s degree in Legal Psychology from Simon Fraser University.
While in Canada, Ms. Sidhu worked for the British Columbia Ministry of Attorney General where she worked on corporate, criminal, and administrative law matters. After moving to San Diego in 2004, Ms. Sidhu practiced civil litigation relating to residential and commercial real property matters, including contract disputes, unfair competition law, and construction and title defects. Ms. Sidhu was also an Adjunct Professor at Thomas Jefferson School of Law where she taught advanced legal writing to first year students. She joined Lounsbery Ferguson Altona & Peak in May of 2008.
Ms. Sidhu is a member of the State Bar of California and a non-practicing member of the Law Society of British Columbia, Canada.
